The first phase of the new Rueger Farms Subdivision on Midland Road just west of Schauman Drive is close to getting underway and full development could result in 153 new homes.
A final preliminary plat of 43 lots on 24.19 acres has been filed with Monitor Township, according to Supervisor Marv Neumeyer and Building Inspector Dick Sabias.
"We are quite limited as to utility availability," says Sabias. "Lots of places have sewer and water but there is no property for sale."
Neumeyer said there are many large tracts of land which might be good for development but there is not sewer service.
The plat of Reuger Farms was filed June 17 with the township. It shows development of three new streets, Birnbaum, Spitler and Niethammer drives. Two entrances are planned off Midland Road, bracketing three existing homes. The development is in section 23 of Monitor Township. Some 70 acres is available in the total area considered for development, officials said.
Most lots areat least 100 feet by 130 feet and range from 12,000 square feet to 35,000 square feet in size.
Each lot owner is required to plant two six foot high deciduous or coniferous trees in the front yard, according to the plat.
A water detention pond is planned to the east of the first phase of the development near the Mill Pond Drain. The development will be served by Bay City Electric Light & Power, Consumers Energy gas, and Bay County Water and Sewer.
Developer is listed as Schauman Development L.L.C., 8825 Creston Drive, Freeland, developer of Briar Farms on the north side of Midland Road adjacent to the earlier Briar Hills development by the Reppuhn Brothers. About 10 homes are already completed or under construction in that subdivision.
