Dear Mike:

About a month ago, Neil Wackerle, of Wackerle and Allsopp Attorneys at Law was looking for office space in downtown Bay City.

I have approximately 2,750 square feet for rent at 509 Center Ave - Right across the street from the new Central Library and immediately adjacent to the Bay County Building.

This might be an excellent location for an attorney's office. Wouldn't you agree?

Wackerle toured my building and seemed interested. But then, he never called back. I always wondered what happened.

Now I see that the City of Bay City has contracted to rent space in City Hall to the same Wackerle and Allsopp for one dollar per month.

What a great business concept! I wish I had thought of that a few years back.

You see . . . I bought the building at 509 Center about four years ago and expected to use the upper level of the building for my own operation and I had planned to rent out the lower level in an attempt to cover some of the annual building expenses.

I had renters for the past four years but right now, I'm empty and looking for a new tenant.

I'm sure you already know this, but when you own a building, there are any number of ongoing expenses like water, electric, garbage and . . . what's that other one that we always forget? . . . oh yeah . . . city taxes.

But after seeing how Wackerle/Allsopp have it worked out, I NOW see the flaw in my original thinking process. And, I've got a new plan.

And since I don't have a renter for my lower level . . . it's actually kind of a a no-brainer.

My new idea is to bulldoze my building to the ground to eliminate those pesky expenses . . . like city taxes. Then, your guys at City Hall can rent me some space up on the third floor for a buck-a-month. I know there's a lot of empty space up there.

It's win-win for everyone. And, I've got pretty good references.

And if OJ Advertising or Mid-Michigan Computer Consultants ever does any business with the City of Bay City (again), we promise to lower our rates by at least $10 per hour.

As you might have read in today's other paper, many in the community are already supportive of the idea of using City Hall for other purposes than government. I think I read that Editor John Hiner would like to see a Taco Bell inside City Hall.

I have to admit - I never really had considered that option. But once I saw it in print, I totally "got it."

For these past four years, I've been "OK" with paying a lot of city taxes (Approx: $25,000 Total) . . . but now that I don't have a renter, (Cuz you have my renter), everything's a lot clearer to me.

Mike Rowley (Rowley's Tire) (according to Sunday's other paper) thinks that the City shouldn't compete with the private sector for office rental space.

A week ago, I would have agreed with him. But now, I understand the concept of ignoring existing available rental property and renting from the City at only $1 per month.

I hope my new City Hall office space is close to yours so that we can spend quality time together.
