45 New Listings -- 25 Homes SOLD

It has been a busy week in real estate.

Usually when we get close to school starting, things slow down a bit because everyone is getting ready for the first day of the new school year, not this year! Here is a run down on what happened last week.

I'll start you off with a little education on how we break things down in Bay County. Here is a map that will show you the break down of areas in Bay County that we use, you will need to reference this to follow along with the stats I will be sharing with you each week.



Let's start out with the 45 NEW listings* that came on the market. 13 new listings for lots/land. Prices are ranging from $16,000 to $65,000.


If you're interested in building in Bangor Twp, Paul Circle has 9 lots to choose from all at $29,900 and if Monitor Twp is your goal $16,000 and you're on your way. Last but not least we have one in Williams Twp. for $64,900.

If you're looking for a home on the North End West-side of Bay City (Area 10), 3 new listings from $15,000 to $59,900. South End West-side (Area 40) 2 new listings, between $59,900 and $84,900.

If you're looking on the east side (Area 20 & 30) 6 new listings from as little as $8,800 to a high of $84,900.

  • Only one new one in Essexville (Area 50) for $119,900.
  • Hampton/Portsmouth/Merritt (Area 60) there are 6 new listings from $130,000 to $256,000
  • Bangor Twp (Area 80) there were 7 new listings -- prices range from $29,160 to $144,900.
  • Monitor/Frankenlust Twp (Area 70) had no new house listings.
  • Williams Twp (Area 90) had 2 new homes listed $45,000 and $775,000
  • Kawkawlin/Beaver/Garfield/Fraser twp (Area 97) had 2 new listings $148,500 and $419,900.
  • Pinconning/Mt.Forest/Gibson (Area 98) 3 new lists from $54,900 to $145,500.

  • On the east side of Bay City no homes sold.
  • On the west side of Bay City 2 homes sold
  • Bangor Twp. 4 homes sold
  • Monitor/Frankenlust Twp. 3 homes sold
  • Hampton/ Portsmouth/Merritt 4 homes sold
  • Williams Twp 3 lot/land and 2 homes sold
  • Garfield/Fraser/Beaver/Kawkawlin 2 homes sold
  • Pinconning/Mt.Forest/Gibson 4 homes sold


  • ATTENTION PLEASE!!! IF YOU LIVE IN BANGOR, MONITOR, or FRANKENLUST TWP AND WANT TO SELL YOUR HOME, WE NEED HOMES IN THE PRICE RANGE OF $120,000 TO $200,000. (3 new listings last week have accepted offers on them within days) Call me ASAP at 989-233-8380.

    25 listings went to pending status last week, so as you can see it was a busy week.

    Here are some interesting stats about our market as a whole. In 2010, the Bay County Board reported 1319 homes sales with an average selling price of $71,160. As of July 31, 2011 they have reported 825 homes sold with an average selling price of $68,981.

    Interest rates have dropped again, the lowest I've seen has been 3.25% (that's almost like free money) so if you are able to buy, now is the time to do it.
