SHORT SALE VS FORECLOSURE SHORT SALE: When a lending intuition agrees to accept a lesser dollar amount to pay off your mortgage then your actual balance. You must show a hardship, you have to prove on paper that you cannot make your monthly payments. There is a lot of paperwork that you have to provide so be prepared. This can be a time consuming and can be a lengthy transaction so you need to be patience. If you are in this situation and would like to receive one on one advice please contact me for a personal meeting.

FORECLOSURE: When you stop making payments all together your home will go into foreclosure. It will be sold at a Sheriff auction and you will be given 6 months to redeem it (pay your delinquent balance) or move out. If your home is already in the foreclosure process and you need advise please contact me ASAP.

Neither of these options are good for your credit, but in most cases they are the only options. Lending intuitions do not want your home to go into foreclosure so if you can prevent it with a short sale you will be better off in the long run. I am certified by the National Board of Realtors in Short Sales and Foreclosures, and I will recommend a short sale before a foreclosure in almost all cases. WHO SELLS THE MOST REAL ESTATE IN BAY COUNTY?

The Real Estate company that has had the most closings in Bay County is Re/Max Results with 264 agent closings as of 8/31/11. 2nd place agency had 208, 3rd was 158, 4th had 123 and 5th was 97.
