INFO FOR FIRST TIME HOME BUYERS

FIRST TIME HOME BUYERS:

Step 1. in buying a home is to get pre-approved. There are many very good programs out right now that will help you in buying your home. There are many banks and mortgage companies that can help you in getting pre-approved. Step 2. Call me 989-233-8380. After you have been pre-approved you can start looking for a home. You will need to decide where you would like to live, how much you want to spend, how many bedrooms you need, if you want a garage and or basement ect. I will then begin looking for homes that meet your needs. I will get you a list of available homes for you to consider, and set them up for you to look at.

Step 3. After you have found a home you like we start negotiating with the seller in the form a purchase agreement. When you and the seller agree on the price and terms of the sales contract you will have a home inspection.

Step 4. A home inspection is for your own piece of mind and I highly recommend you having one. It is probably the best money you will spend. The inspector will take around 3 to 4 hours and go over you're the entire home. He will give you a list of items that need repaired and or replaced. This also includes your foundation and roof. After your inspection is complete you will decide if you want to purchase the home or not.

Step 5. If you decide to purchase the home, you will apply for your mortgage with your loan officer. When your mortgage is approved you will close on your home.

There is usually no charge for getting pre-approved for a loan. You will need a good faith deposit when you write a purchase agreement so bring your checkbook. You choose what the dollar amount is. I recommend between $250.00 and $1000.00. Your home inspection if you choose to use a professional is usually between $225 and $375. Any other charges that you may incur will be for your mortgage, your loan officer will go over all of those when you get pre-approved.
