Janca Talks To Rotary About Real Estate Industry

Frank Janca of Best Real Estate in Bay City talked to Rotary Tuesday about the state of the Real Estate business in the area.

Known for his catchy billboards seen all over the area, Janca is a leading broker in the Bay Area. With over 40 years in the business Janca has seen all of the ups and downs of the market.

As president of the oldest independent real estate firm in Bay County, Janca's Best Real Estate has seen growth every year. Personally he has been president of the Bay County Board of Realty, been Realtor of the year, and been a director of the Michigan Association of Realtors.

Janca talked about trends in our area. "This was one of the worst winters we've seen and the weather had a significant effect on the market. Now that Spring has come we're seeing a tremendous up trend in the market" he said.

Although a generally dry subject, Janca pointed out that statistics can be deceiving. Using a graph of 30 year fixed interest rates from 1972 to the present he pointed out how the very high rates in the early 80's lead to a change as the market moved from bank loans to land contracts. It took a few years to adjust, but today the rates are very low and the trend has swung back to the financial institutions.

Janca went on to talk about interest rates in some detail and the number of properties sold in Bay County, which has shown a slow but steady increase over time.

Regarding the average sale price in Bay County, stats show a general growth from 1991 until the 2005-6 time frame. The average leveled off then took a tumble to an average last seen around 1995. Prices have shown a steady rise in the last four years.

In any market condition, Janca pointed out that marketing is key. Real estate is a 24/7 job. One has to understand needs, establish reasonable goals, match buyers and sellers, use technology and, most importantly, educate the seller and the buyer.

Welcome to City Manager Rick Finn, the newest member of the club. Rick has a long history of Rotary membership and will be a great addition to our club.

The board met before the regular meeting. President Lee reviewed the high points, including the acceptance of Konnie Gill as a new member. Her name was read for the first time.

Incoming president Ron Bloomfield read the names of the proposed officers and board for next year. According to the 2003 by-laws, those names must be ratified by the club, which they were.

A committee has been working on revised by-laws for the past year. Those by-laws and the proposed changes will be presented next week at a club assembly. The by-laws must be approved by a vote of the club. For those who think this might be a good meeting to skip, keep in mind that if there is not a quorum, we'll just have to do it again when there is one.

June 17, 2014: Club Assembly - By-Laws update Ron and Lee will present the summary of the proposed changes to the club's by-laws and any additions recommended by Rotary International, subsequent to review and approval by the Board of Directors at the 6/10 Board Meeting. If time permits, discussion will also ensue about adopting a club constitution, another recommendation from Rotary International.

June 24, 2014: The District 6310 RYLA experience Our student attendees of RYLA will report back to the club with their experiences at RYLA.

July 1, 2014: Passing of the Gavel In historic fashion Lee will pass the gavel to 2014-2015 Club President Ron Bloomfield, thus commencing the club's Centennial Celebration Year.
