DeShano: What are the first steps in buying a home?
Kathy: Buying a home is a big step; choose a home and a financing program that's right for you. Look into various mortgage options and what they cost, and select a loan program that fits your budget, lifestyle and goals. Put together a personal ?home team? of experts: an experienced real estate agent and a knowledgeable loan officer.
DeShano: What qualifies you as a first time home buyer?
Kathy: If you?ve never owned a home or has not owned a principal home in the last 3 years, you need to inquire about first time home buyer programs.
DeShano: What should I bring to my first appointment?
Kathy: W-2 forms for the past 2 years
Pay stubs for the past 30 days
Bank statements for the past 60 days
Tax returns for the past 2 years
Is there a charge for a preapproval?
Kathy: No
DeShano: What are the some of the different programs for first time home buyers?
Kathy: Types of governmental loans include MSHDA, FHA, Rural Development, and VA Loans. These programs may be subject to income limits and or sale price limits. DeShano: What things should I be asking a potential lender?
Kathy: Pre-approval programs, down payment and closing cost options, interest rates, rate-lock length and cost, mortgage program offerings, interest rate vs APR
DeShano: When do I make loan application?
Kathy: You make application during pre-approval that is good for 60 days. When you have a fully accepted purchase agreement and are ready to move forward, then I update the application.
DeShano: What will I need to bring to closing?
Kathy: Youre valid ID, any funds needed to close, and anything else that the title company will require to complete the closing.
Kathy: Most importantly select a loan program that fits your budget, lifestyle and goals.
